About this group

How We4NRI handles property management

This group covers property work for NRIs who own residential or commercial property in India: management, registration, rent agreements and tenancy, buying and selling support, property tax, water tax, electricity services, patta and encumbrance certificate (EC).

We4NRI is a private facilitator in Chennai. We act on behalf of owners in the USA, UAE, UK, Canada and Australia, working with local offices and with your own lawyer where needed. We are not a law firm, and registration, tax and revenue offices make the final decisions.

Who this is for

  • NRIs who own a flat, house or plot in India and live overseas.
  • Owners who need a rent agreement, tenant checks and rent collection support.
  • Families who need patta, EC, tax receipts or utility name changes.
  • Buyers and sellers abroad who want someone local for office visits and paperwork.

Questions

Property Management FAQ

Most NRIs appoint a trusted representative or a management service for rent collection, repairs, tax payments and tenant checks. A power of attorney is sometimes used for specific tasks. Get legal advice on the scope and keep clear written records.

Patta is a revenue record that shows who is recorded as the owner of land. An encumbrance certificate (EC) lists registered transactions and loans on a property over a period. Both are commonly asked for during sale or loan work. Formats vary by state.

NRIs can generally buy residential and commercial property, but some types such as agricultural land are restricted. Rules on payment, tax and repatriation apply. Speak to a qualified lawyer and tax professional, and check current regulations before you commit.

Property tax is usually the owner responsibility, while utility bills are often paid by the tenant under the rent agreement. What applies to you depends on your written agreement and local rules. Keep receipts and have names on the accounts updated correctly.
